Bharti Enterprises is reportedly planning to lease approximately 300,000 square feet of its upcoming 3-million-square-foot retail complex to accommodate a major amusement park attraction, according to a report by The Economic Times. Bharti Real Estate, a subsidiary of the Sunil Mittal-led Bharti Enterprises, is currently in advanced discussions with Universal Studios—one of the most prominent global operators of theme parks—for what could become the company’s first-ever venture in India.

As per the report, the proposed Universal Studios attraction is expected to take the form of an indoor theme park, which will be developed within Bharti’s massive mall project near Delhi’s international airport. Upon completion, it is anticipated to be the largest retail and entertainment complex in the country. The entertainment section will occupy about 300,000 square feet, or 10% of the mall’s total leasable area, according to Bharti Enterprises. According to Bharti Real Estate CEO SK Sayal, land has already been set aside for a well-known amusement park brand worldwide, as reported by The Economic Times. The anticipated timeline for the completion of this mega facility is mid-2027.

Though specific details regarding the ongoing negotiations remain under wraps, Bharti is said to be in active dialogue with potential global partners to finalize the collaboration. Universal Studios, however, declined to comment on the developments when approached for a statement. The large-scale real estate venture is being developed at Delhi Aerocity and is envisioned to unlock a total development potential of about 17 million square feet.

In a separate development that complements this upcoming attraction, the Delhi government in November approved round-the-clock operations for restaurants and bars within the Aerocity zone. This move, aimed at boosting tourism and local revenue, is expected to generate higher licensing income. Restaurant operators have reacted positively, with entrepreneurs like Umang Tewari, founder of Liv Bar, expressing optimism. He noted that extended operational hours will cater effectively to late-night travelers and corporate professionals, thereby enhancing both revenue generation and the overall nightlife experience in the capital.
